Enforcing the Rules in Your HOA

In order for an HOA to work, there have to be some rules in place—and people have to follow them! Without certain rules and regulations, the community simply won’t function as intended. With that said, it’s vital for the rules to be pragmatic; for enforcement to be consistent; and for the Board to be judicious in how it responds to violations. More information is available at community management services.

When it comes to community association management, Wilmington HOAs must be strategic about rule enforcement. Here are some particular points to keep in mind:

-    Be consistent. Even the appearance of favoritism can lead to a blowup and a schism within your community. There could even be nasty legal ramifications.
-    Ensure that the rules you have in place actually make sense, and that they are reasonable. Can you identity why the rule is in place? If not, then your Board may wish to consider striking that rule altogether. Speak with one of the community management services in Wilmington about doing this properly.
-    Communicate the expectations. Let homeowners know roughly what needs to happen, and what the penalties are. Communication can help you avoid excessive violation notices.
-    Be willing to administer warnings for first-time violations; after all, anyone can make a mistake or simply forget one of the rules.
-    For major violations or repeat infractions, take stock of the options you have available—liens, lawsuits, or simple exclusion from HOA amenities.

To stress this point: Clear communication is the key. Make that your first step toward effective rule enforcement!
